Periodic Electrical Inspections

In Ireland, electrical systems must be kept in safe working order over their lifetime. A Periodic Inspection is a detailed check of your property’s electrical installation to ensure it is safe, compliant with Irish Standard I.S. 10101:2020, and performing as it should.

These inspections help spot wear, faults, outdated wiring, or anything that could pose a risk to people or property. Think of it as a safety checkup that keeps your electrics reliable and secure.

Why They’re Important

Electrical issues don’t always show themselves straight away. A system may seem fine while hidden problems continue to develop behind the scenes.

A periodic inspection helps to:

All inspections and reports are carried out by a Registered Electrical Contractor (REC) with Safe Electric Ireland.

Whether your home is modern or has seen a few decades, an inspection can help ensure your electrics are safe. Older properties, DIY alterations, and homes with high electrical demand (EV chargers, electric heating, extensions) benefit especially.

Recommended: Every 5 to 10 years, or when:

  • Buying or selling a home

  • After major renovations

  • If you notice tripping circuits or flickering lights

For Businesses and Commercial Properties

Workplaces are legally required under the Safety, Health and Welfare at Work Regulations to maintain electrical installations in a safe condition. A periodic inspection helps demonstrate compliance and reduces risks to staff, customers, and operations.

Typical frequency: Every 3 to 5 years, depending on building use and environment.

What You Receive

After the inspection, you will receive an Electrical Installation Condition Report (EICR). This report:

  • Lists what was inspected

  • Notes any hazards or defects

  • Gives clear codes showing urgency of repairs

  • Provides recommendations for improving safety
